• You do not have to wait for a team member to start sending us your supporting documents.
• Start sending us your supporting documents right away so we have as much information as possible for our initial review. 
• Our “smart doc” system will automatically create a list of documentation we will need to review once you apply.
• That means, if you are applying late in the evening or on the weekend you can keep things moving without waiting for a phone call or email update.
• In many cases, when we receive an application with full documents attached, we can provide the information you need and a complete pre-qualification within just a few hours. 
• We will work with you all along the way to ensure we have collected, reviewed, and prepared your documents in a way the lender will accept.
• The more detailed information we have, the faster we can work behind the scenes with our trusted lender partners to solidify the best rates and your final approval once you have found your perfect home.

We present your options, answer your questions, and prepare your file for final lender review.

• We present your options and detailed (easy to understand) calculations & breakdowns of precisely what you can expect relating to your anticipated mortgage payment and costs associated with the mortgage process (legal fees, PST on CMHC premium, and downpayment).
• We assist you in calculating SALE proceeds, including all the costs associated with the sale of your home.
• We RATE HOLD your file for 120 days (4 months).
• We monitor the market; your specific file and your rate hold until you find the perfect home.
• We will continue to work with you, answer questions, provide new example calculations and keep your application updated throughout the house hunting journey. If that takes you two weeks, two months, or two years, there is never any rush.

• Once we have the final lender approval, we will provide you with a detailed mortgage summary, and a detailed personalized video, and we will walk you through executing the final digital signing. 
• We will explain all the ‘next steps’ you may have to consider.
• We follow up with your lawyer to ensure they have everything they need on time.
• We continue to monitor your file leading into your funding date. We watch for dropping rates that we may be able to apply to your file before closing date and provide you any other market updates.
• We stay by your side all through the life of your mortgage.
